You have been looking at a Massachusetts home for sale that has been on the market for a long time -- slightly over a year. Why, since the home appears to be in excellent condition and is priced appropriately has the home not sold? The neighborhood is in one of the better areas of town and comparables have sold much quicker.

 

What could be the problem with this particular home? A number of things come to mind. Maybe it is sitting on a toxic dump. It could be irreparable due to termite damage. You investigate these two possibilities and find neither is the case. Have you considered this Massachusetts home may be haunted?

By definition, a home is haunted when it is inhabited by spirits of deceased individuals who may have lived in the home or were familiar with the property. Most supernatural activity in a home is associated with violent events in the building's past such as murder, suicide or accidental death.

Back to the Massachusetts home you are considering. Could it be haunted? Is there a possibility of a tragic event having occurred in the home? Is that the reason it is not selling? The short answer may be yes. Why hasn't your Realtor told you about this home's unsavory past. Isn't a Realtor obligated to disclose all conditions about the home?

While many other states require a realtor disclose every detail about a home -- including the possibility spirited inhabitants, it is not deemed necessary according to Massachusetts lawmakers.

The state of Massachusetts has come up with a term to describe real estate that falls into this category: psychologically impacted. In the case of psychologically impacted homes, a realtor does not have to disclose if a previous occupant had HIV/AIDS, if the property was the site of a felony, murder or suicide or if the home is the site of an alleged parapsychological or supernatural phenomenon.
